And the rest of the property.
Pressure washing and sandstone, full-height glass, whole-floor carpet, stone and grout, exteriors and appliances. Booked together, sequenced in the right order, on one quote.
- EX-01
Pressure washing and sandstone
Eastern Suburbs sandstone, pavers, pool surrounds and tennis courts hold salt and organic black spot. Pressure alone drives it deeper; the fix is the right pressure with the right chemistry and a sealer afterwards.
$850
From, per visit
- EX-02
Window and glass, full height
Harbour-facing glass carries salt haze that ordinary washing smears rather than removes. Frameless showers and balustrades need a mineral-specific treatment or the etching becomes permanent.
$480
From, per visit
- EX-03
Carpet, whole-floor and truck-mount
Large carpeted areas get a truck-mount rig, which recovers far more water than a portable unit and cuts drying time to hours rather than a day.
$690
From, per visit
- EX-04
Tile, grout and stone care
Grout is the first thing to date a bathroom and the last thing anyone maintains. Marble and limestone are calcium-based, so a supermarket acid etches them permanently — this is honing, alkaline extraction and re-sealing, not scrubbing.
$740
From, per area
- EX-05
Post-construction and builder's clean
Fine render and plaster dust settles into every soft surface in the house and reappears for weeks if it is only wiped. Textiles get extracted, not dusted.
$1,500
From, per project
- EX-06
End of lease and bond return
The disputed items on a bond inspection are almost always carpet, upholstery and grout. Doing those three properly is what turns a partial return into a full one.
$780
From, per property
- EX-07
Outdoor cushions, umbrellas and shade sails
Alfresco canvas in a coastal suburb grows mould on the underside within a season, and it is textile work — the same fibre identification, the same extraction, the same drying. Almost nobody offers it properly.
$620
From, per set
- EX-08
Mattress and bedhead sanitisation
The one item in a house that is never cleaned and is slept on nightly. Standard on a short-stay changeover and a straightforward add to any programme.
$320
From, per mattress
- EX-09
Leather cleaning and conditioning
Leather fails from drying out, not from dirt. Cleaning it without re-feeding it is what produces the cracking along the seat edge two years later.
$480
From, per piece
- EX-10
Solar panel cleaning
Salt and dust on a coastal roof measurably cut output, and most owners have never had it done once. High demand, straightforward, and it pairs with a gutter check on the same visit.
$380
From, per visit
- EX-11
Oven, cooktop and BBQ
The single most requested add-on, and the one thing recurring clients most often want taken off their own hands. Caustic work, done off-site where the parts allow it.
$280
From, per appliance
- EX-12
Water damage and insurance textile triage
After a burst pipe or a storm, whether a rug or a lounge is salvageable is decided in the first forty-eight hours. Documented assessment, drying, and a written scope an insurer or loss adjuster can work from.
On assessment
Opening rates for a single item. Booked together, or scheduled into a programme, they price better than the sum of the parts.
Order of operations.
These have a correct order. Booking them together means each stage lands on a surface the next one will not undo.

- 01
Exterior and height first
Sandstone, pressure work, gutters and solar. Everything here throws water, grit and runoff, so it happens before anything inside is finished.
- 02
Hard surfaces and grout
Tile, stone honing and re-sealing. Sealer needs to cure without foot traffic and without a wet mop arriving over the top of it.
- 03
Glass, second to last
Windows, balustrades and shower screens go after the dusty and the wet work, never before. Doing glass first is the classic wasted trade visit.
- 04
Textiles last
Carpet, upholstery, curtains and canvas. They are the things that catch every airborne particle the earlier stages release, and they need the property quiet afterwards to dry properly.
Asked often, answered straight.
- Can I get several of these in one visit?
- That is the best way to buy them. Sandstone, glass, carpet and upholstery in one booking, sequenced in the right order so the pressure washing does not undo the window clean, on one quote and one invoice, with one person accountable for the lot.
- Can this go into a recurring programme or a contract?
- Yes, and that is usually the cheapest way to buy it. Periodic items — grout re-seal, sandstone, glass, solar — get scheduled into the cycle at the right interval rather than bought reactively at a call-out rate.
- What about stone? I've heard it damages easily.
- Correct, and it is the most common expensive mistake in a Sydney home. Marble, limestone and travertine are calcium-based, so anything acidic — vinegar, lemon, most descalers, some supermarket sprays — etches the surface permanently. Those need pH-neutral cleaning and periodic re-sealing. If a cleaner has ever used vinegar on your benchtop, that is worth a conversation.
- Do you do roofs and gutters?
- Gutters yes, as part of a solar or exterior visit. Roof work at height is arranged with a licensed operator carrying the right insurance and fall protection, quoted through the same booking.
