A contract is not a job. What you are actually buying is that the same people arrive, do the same written scope, and that when something is missed there is one number to call and one person who answers it.

Every site is walked and scoped before a figure is given. The schedule is written per line — what gets done, at what frequency, to what standard — so a dispute is a document, not an argument.

Sites with valuable textiles in them — a showroom, a waiting room, a boardroom — are the natural fit, because the specialised work is in-house rather than subcontracted out to whoever answers the phone.

The soft furnishings inside the site — not the hard surfaces. These marks are not branding — they are the instructions the work is held to, written out in full.

  • Professional wet cleaning, mild

    Reduced mechanical action and lower temperature. The default for upholstery in daily use.

  • Do not bleach

    No chlorine. Pigment is lifted with an oxygen-based oxidiser instead, which removes colour from the stain and not from the fibre.

  • Patch test first

    Heat and colourfastness proven on a concealed area before any treatment reaches a visible surface. Not an option on natural fibre.

How much does a commercial cleaning contract cost in Sydney?
Contracts open at $2,000 per month. The figure depends on floor area, frequency, the mix of hard floor against carpet and textile, and whether access is during or outside business hours. Every site is walked first so the number you are given is the number you pay.
What is actually in the contract?
A written schedule, priced per line: what gets done, how often, and to what standard. Daily tasks, weekly tasks, periodic tasks such as carpet and upholstery extraction, and the consumables position are all named. The point of writing it per line is that a disagreement later is settled by reading the document rather than by arguing about what was implied.
Can you clean outside business hours?
Yes — before open or after close is the normal arrangement for offices, clinics and showrooms. Access, alarm and key handling are agreed in writing as part of the schedule.
Is this subcontracted out?
The crew is ABN-registered, insured and screened on professional-grade equipment, and it is the same crew on your site each visit. The specialised textile work — carpet, upholstery and soft furnishings in your boardroom or waiting room — is handled in-house rather than sent out, which is unusual for a contract cleaner and is the main reason to come here.
What happens when something gets missed?
You call the number on the contract and reach the person who priced it — not a call centre and not an account manager. It gets rectified on the next visit at no charge, and if it is a recurring miss the written schedule gets amended so it stops being possible. That is the practical advantage of a contract with one accountable name on it rather than a franchise account number.
